One property or a portfolio

Keep the scope, access and paperwork clear.

Send the property address, previous report, required timescale and access arrangements. For a portfolio, include a property list and any inspection dates already recorded. We can discuss a practical programme and quote for the work required at each property.

Tell us who can approve additional work and who should receive the report. Clear instructions help avoid delays if an inspection identifies something that needs attention.

Rental electrical inspections

Do I need an EICR for a rental in Sefton?

Most private rented homes in England require electrical inspection and testing by a qualified person at least every five years, or sooner where the report requires it. The report should be supplied to an existing tenant within 28 days and to a new tenant before occupation.

Where investigation or remedial work is required, it must be completed within 28 days or the shorter period stated in the report. We can explain the electrical findings and quote for the necessary work.

Domestic EICR guide

Inspection pricing with repairs agreed separately.

£140–£230 including VAT

Our guide range for an EICR at a typical house or flat. Size, circuits and access affect the quotation. Repairs and further investigation are separate. Several properties, HMOs, communal installations and commercial premises need an individual scope.

Beyond the inspection

Remedials, repairs and upgrades.

We can quote for work identified in the report, consumer unit upgrades, faulty accessories, lighting and other rental property electrical maintenance. Send the full report rather than a summary so we can understand the observations and any limitations.

We agree the work and access before starting, then provide the relevant certification or written confirmation for what has been completed. Keep this documentation with the original report.

Preparing for tenant access

Arrange access to the consumer unit and the relevant rooms, and advise the occupier that testing involves power interruptions. Tell us about sensitive equipment, restricted areas or particular appointment requirements when booking.

Your questions, answered

Before you book.

Does an EICR include remedial repairs?

No. The inspection, testing and report are quoted separately from repairs and further investigation. We explain the findings and agree any additional work with the authorised person.

Can you help with several rental properties?

Yes. Send a property list, previous reports where available and access requirements. We can discuss the scope and a practical programme.

What should I do with an unsatisfactory report?

Send us the full report, including observations and test schedules. We can review the electrical scope, explain the proposed next steps and quote for work or further investigation.

Can you work with my letting agent?

We can discuss access and appointments with the authorised contact. Tell us who manages the property and who can approve additional work when enquiring.

What documentation do you provide after repairs?

We provide the appropriate certification or written confirmation for the work undertaken. Retain this with the original report and follow any requirements for providing it to tenants or the council.
